Turning campers’ haven to modern dwellers’ sanctuary

Turning campers’ haven to modern dwellers’ sanctuary

It’s all about bringing nature closer to home.

What used to serve as a safe ground for campers, a preferred venue for celebrating milestones, and haven for those seeking to bask in the soothing wonders of nature, will soon become an exclusive community that will  allow future homeowners to experience that same beauty and solace that used to enthrall guests of this farm and wildlife park.

Terreno South, a property developed by Rockwell Land, is a 38-ha residential community in Lipa City, Batangas, that will offer a distinct, holistic lifestyle centered on nature, replete with well-planned amenities, pocket parks and open spaces comprising 40 percent of the entire property, a 1-ha retail row, and personalized customer service through its Property Management Office.

“What we offer here is a more relaxed environment with more privacy for our future residents. The property used to be a farm, a wildlife farm, a petting zoo, a campsite, and a well-known events place in Lipa. We will be preserving the property, particularly the 5,000 trees here and the natural terrain as we develop Terreno South,” explained Marco Vinluan, Rockwell Land Corp. assistant vice president for Affordable Housing.

“It will be different from your typical subdivision because the property itself is incomparable. It’s like living in a 38-ha park so you won’t just be surrounded purely by structures. You will be coming home to nature,” he added. “Terreno South will not be your cookie-cutter residential subdivision precisely because of the natural features of this site.”

Further putting a premium on this development is Rockwell Land’s expertise in creating communities and the way this upscale developer looks after the welfare of residents.

And so far, Terreno South seems to have rightfully captivated the market. Take up for the first phase of the project—for which they offered 130 lots with cuts ranging from 150 sqm to 300 sqm—is already at 90 percent in less than a year, following its launch in October 2018. The second phase of Terreno South will soon be launched as well with 240 lots and smaller cuts of 100 sqm to 120 sqm on offer.

About 70 percent of the buyers are from Batangas, comprising of start-up families, empty nesters and investors. There are also Batangas-based parents purchasing the lots for their children, while other buyers are meanwhile unit owners in existing Rockwell developments, some hailing from Metro Manila and even as far as Cebu.

Rockwell Land’s move to Lipa City formed part of its expansion plan that will bring the company’s signature lifestyle to “the most desirable locations where buyers and residents can start a home accessible to the conveniences of the city.”

Terreno South, which spans across four barangays in Lipa, is located at the center of a key city known to be the Next Wave City of the South, where major commercial areas, religious, industrial, medical and educational centers are within a short 6-km radius. Nearby are major thoroughfares such as the STAR Toll and South Luzon Expressway (SLEx) that allows for convenient trips to and from other locations in the region and Metro Manila.

At Terreno South, residents are afforded the privilege to revel in a sanctuary that perfectly merges nature with urban living.
Another advantage is the fact that Lipa City is a low-risk area since it’s located in a valley between Mt. Malarayat and Mt. Makulot, which both serve as wind breakers in times of typhoons.
Within the Terreno South community itself, future residents will find solace in its lush landscapes and array of full-grown trees dotting major stretches within the property. Generous open spaces and the 900-m long linear park that runs parallel to a 15-m wide main spine road lined with mature trees will offer more than enough breathing space for the residents.

Quality time with family and friends can also be spent within Terreno South’s expansive 2-ha amenity area that caters to an active and healthy lifestyle. Amenities include a clubhouse, multipurpose court, swimming pools, jogging path, biking trail, lawn and picnic areas, a pavilion, as well as indoor and outdoor gym areas. And, as with any Rockwell development, safety and security are given utmost priority as Terreno South will have gated entrances and 24/7 security and surveillance throughout the property.

Add to that the retail area that will provide residents an array of dining areas and service shops for the convenience of its residents.

Indeed at Terreno South, one will not only enjoy a community where urban living, leisure, shop and play are within your reach. One will also get to revel in a sanctuary that perfectly merges nature with urban living.
